You may have heard your Realtor use MLS in their real estate jargon. So what exactly is MLS? Let's find out:-
Origin Of MLS
According to the National Association of REALTORS (US):
"In the late 1800s, real estate brokers regularly gathered at the offices of their local associations to share information about properties they were trying to sell. They agreed to compensate other brokers who helped sell those properties, and the first MLS was born, based on a fundamental principal that's unique to organized real estate: Help me sell my inventory and I'll help you sell yours."
Definition of MLS
MLS is the acronym for Multiple Listing Service or System. Basically MLS is a sort of central database that Realtors use to share information about properties. Realtors use it in their day to day dealings to find properties for buyers and to help sellers in getting the best prices based on sold and unsold other similar properties.
The MLS system is the most important tool that Realtors use in order to market properties for sale to be shown to other Realtors. Realtor with a buyer can fix the deal by using other Realtor's listings in lieu of some commission. This commission is based on the services of the listing agent and the selling agent. For e.g.- if the deal is fixed for 6 % commission given by the buyer to the selling agent then the listing agent will pay 3% commission to the Realtor representing the buyer. Generally the commission rate to be given by the listings Realtor is fixed by the MLS members group and is published in the MLS listing database.
From a sellers perspective it is important to hire a Realtor who can put your property on listings in the MLS database. This improves the chances that your property becomes a Realtor search exclusive. It is important to understand that all MLSs are local. This means that a property listing with Arizona MLS might not be listed with New York MLS.
Then there is the concept of online MLS - but the fact is that these online listings contain only a small subset of property data.
Limitations To The Access Of MLS

MLS restricts membership to only those Realtors who are member of the local association of Realtors and hold an appropriate license.

Owners who want to sell their properties themselves also known as FSBO(for sale by owner) are not allowed to put their property listings on MLS. The only exception to this is Spain, where FSBO's are allowed to put their listings on MLS.
